Case Study: Transforming an Aging Bungalow Into a Contemporary Multi-Unit Development
Older homes across Melbourne often sit on generous blocks with huge redevelopment potential, but realising that potential requires the right vision and execution. This case study highlights how delcon partnered with a local investor to transform a tired suburban bungalow into a modern, high-value townhouse development, delivering both strong sales results and long-term rental opportunities.
Identifying the Site’s True Potential
The investor initially approached us with a property that, while well-located, was not maximising the opportunity on the block.
After conducting a feasibility assessment, it was clear that a knockdown-rebuild of the existing dwelling was possible. The original structure no longer suited contemporary living, and the block size allowed for a thoughtful multi-unit design that would appeal to today’s buyers and renters.
Working closely with our architectural team, we proposed 3 modern townhouses featuring open-plan living, ample natural light, private courtyards, and energy-efficient materials.
The design focused on creating spaces suitable for young families and professionals, two demographics with strong demand in the local market.
Managing Planning and Community Engagement
Redevelopment requires navigating planning legislation and community expectations. Before demolition began, we guided the investor through the council approval process, addressing regulations around setbacks, neighbourhood character, height, and parking.
Nearby residents raised concerns about overshadowing and increased traffic flow. Through open communication and a willingness to adjust certain design elements, such as stepping back upper levels and increasing off-street parking – we achieved a design that satisfied planning guidelines and gained community approval.
From Demolition to Construction
Once approvals were secured, the project moved into demolition and site preparation. With the old bungalow removed, we levelled the land and set out the foundations for the three new homes. Our construction process was as standard, following a structured sequence designed to maximise efficiency and minimise delays.
Throughout the build, the developer received regular progress reports and was able to make timely decisions on finishes and landscaping. This prevented bottlenecks and ensured the project maintained momentum.
Quality, Compliance, and Final Handover
Quality control remained a priority at every stage. Our team conducted ongoing inspections to ensure compliance with building codes, safety requirements, and our internal quality standards. Materials were selected for durability and long-term performance, helping ensure each townhouse would be attractive to both owner-occupiers and renters.
As construction progressed, regular checks were carried out to ensure everything met specification. Once approved, the three homes were prepared for market by our local real estate network partners.
A Strong Financial Outcome
The finished townhouses quickly drew interest from both buyers and tenants. Two units sold shortly after completion, delivering strong returns for the developer. The third townhouse was retained as a rental, providing ongoing income and long-term capital growth.
What Made This Project Successful
Several factors underpinned this successful redevelopment:
- A clear feasibility assessment up front
- A design aligned with market demand
- Transparent communication with both council and neighbours
- Structured project management and quality oversight
This project demonstrates how older properties with solid land value can be transformed into high-performing developments. For investors considering similar opportunities, delcon provides end-to-end support, from feasibility and approvals to construction and final sales outcomes.
