Melbourne Property Development Case Studies

delcon design and construct is a professional residential design and construction team in Melbourne.

delcon was established in 2010 from a vision to simplify the multi-unit development process. Our dedication is to offering a personalised client service, enabling inexperienced or time poor investors to succeed at property investing.

Here are 3 recent developments where we’ve done just that.

Altona North, Melbourne Property Development (#21)

– 530m2 (corner allotment 17.6m x 30.15m)

– 3 double story, street facing, townhouses

– Net profit margin 27.9% @ $480k

– ROI 160%

Client need: an experienced Melbourne based multi-unit builder to outwork the plans designed in conjunction with a third party design team.

This project was designed by Achieve Design Group, who referred the client to delcon for project management and construction due to our expertise in all facets of multi unit development and construction . The client was a computer software engineer in his mid 30’s, with no residential housing development experience.

The client’s vision was to retain the properties and benefit from a positively geared rental investment. delcon were enlisted as the builders, for construction and management of this Melbourne property development project. Town planning submission & approval were obtained by Owner/Client and Achieve Design Group.

We’ve found the majority of delcon clients construct their Melbourne property development projects with the view of selling immediately upon completion. However this isn’t the only profitable strategy. As we see in this example, long term holding and renting out your property development assets can also be a very viable investment.

Altona North, Melbourne Property Development (#107)

– 593m2 (17.7m x 33.5m)

– 2 single storey attached townhouses / duplex

– Net profit margin 21.45% @ $200K

– ROI 87%

Client need: an experienced Melbourne builder to completely manage this multi-unit property development project.

This client (a busy trade business operator in his mid 30’s) had prior development experience but no time to undertake a project without compromising his current work commitments.

The project was a full turnkey service, including: Design, Town Planning Application, Town Planning Approval, Construction, External works (driveways, pathways, landscaping, timber decks, clotheslines, etc), and subdivision to 2 individual allotments.

A turnkey service allowed the client to continue his business responsibilities whilst investing in a profitable development. Delcon managed the entire development, from design to completion, with an exceptional result for the client.

Altona North, Melbourne Property Development (#64)

– 2 x adjacent allotments, total 1300m2 (2 x (15.25m x 42.65m) 650m2)

– Multi unit development with common driveway

– 6 units (4 x double story townhouses, 2 x single story villa units)

– Net profit margin 19.9% @ $550k

– ROI 90%

Client need: Expert professional Melbourne based multi-unit builder and professional development team (full turn-key design and construct service).

This project involved 2 investors, one that was a return client that brought a business partner in that wanted to tap into his friend’s prior successful development undertaking with delcon.

The property development investors decided to participate in a joint venture in order to undertake a larger scale project. Although there was a good level of experience, the pair decided to enlist delcon again in order to leverage the expertise of a professional design and construct team.

delcon delivered the project within the allocated timeline of 24 months, and on budget. At the completion on the project, delcon completed the subdivision process and the project became 6 individual allotments with common driveway. As planned, delcon’s professional network assisted in the sale of each of the units off the plans, prior to completion.
